Installation Quality
What to Look for in a Quality Window or Door Installation
Not all installations are equal. Here's how to tell the difference between a job done right and one that will cause problems down the road.
Proper Flashing
Every opening should have a complete sill pan, head, and side flashing system integrated with the home's water-resistive barrier. This is the most commonly skipped step — and the most consequential. Without it, water infiltrates the wall cavity and causes rot, mold, and structural damage that may not appear for years.
Level, Plumb, and Square
Windows and doors must be installed perfectly level, plumb, and square in the opening. Even a small deviation causes operational problems — sticking, binding, and uneven gaps — and puts stress on the frame that shortens its lifespan. A quality installer checks all three axes before securing the unit.
Consistent, Uniform Gaps
Look at the gap between the door or window and its frame. It should be consistent all the way around — typically 1/8" to 3/16". Uneven gaps indicate the unit wasn't installed square, which leads to air and water infiltration and hardware wear.
Clean Interior Trim and Casing
The interior trim should be tight to the wall with no visible gaps, and caulked cleanly at the joint. Sloppy casing work is a sign of rushed installation. A quality crew takes the time to fit trim properly and leaves the interior looking finished.
Smooth Operation
Every window and door should operate smoothly and latch securely without force. If a new unit is stiff, binding, or requires extra effort to close, it wasn't installed correctly. Test every unit before the crew leaves.
Clean Exterior Caulk Lines
The exterior perimeter should be caulked with a continuous, smooth bead — no gaps, no blobs, no missed sections. The caulk is the last line of defense against water entry at the frame edge. A clean caulk line is a sign of a crew that takes pride in their finish work.
